Staff explained the amendment moves a wetland requirement from the zoning ordinance into the land division code and states that field‑delineated wetlands should be discouraged from inclusion within any new single‑family or two‑family lot in a large‑lot subdivision; wetlands should instead be located on separate lots or outlots. "In any new single family or 2 family large lot subdivision building lot areas should be located entirely outside of the wetland area and the wetland should be located on a separate lot or outlot," staff said.
The amendment includes minimum frontage requirements for lots created to preserve wetlands and cross‑references other zoning provisions. Commissioner Neil moved to approve the land division amendment; Commissioner Judy seconded and the commission approved the measure by voice vote. The commission recommended forwarding the ordinance to the village board for final action.
