Board approves rezoning at 3460–3464 Ruggles to allow duplexes

The Planning Board approved a rezoning request for three narrow lots on Ruggles Street so the property owner can develop duplex housing.
Applicant Joe Sanuk said the three parcels are each 30 feet wide and nonconforming in the R4 district and that the owner intends to administratively combine the three lots into a single lot to allow duplex construction. "So the owner wanted to develop the vacant lots... the department recommended zoning to an R 5 such that a duplex could put on a lot because a duplex is not permitted in the R4 zoning," Sanuk said. City staff recommended approval; the board voted 5–0 to approve the rezoning.
The applicant indicated he will complete an administrative replat and answer further questions from staff as needed before City Council review.
