Attorney A.J. Capano asked the board to approve a special permit under the zoning ordinance to regularize the residential use of a rear structure known as 54 R Nahant Street. Capano said the rear building dates to around 1915, has long functioned as a dwelling and the city’s assessment records treated the property as multi-house since at least 2008.
A board member asked whether the recent ANR subdivision recorded in 2023 created separate buildable lots and whether parking and right-of-way were addressed; Capano replied the ANR plan included a recorded right-of-way for access and that the assessor shows both lots with sufficient parking. The board voted to grant the special permit to recognize the existing residential use; the applicant must still obtain any required certificates of occupancy from Inspectional Services.
