Geoff Aleva of Civil Consultants presented an updated concept plan to develop a 10.73‑acre parcel at 7 and 15 Adams Drive into a residential complex of 17 dwelling units. The presentation covered a proposed private road design, four lots, existing cabins, area of disturbance, water and sewer utilities and a proposed common water access.
Town Planner Max Zakian noted a Department of Transportation grant for a future multi‑use path near the site. Board members asked detailed questions about stormwater treatment and rain gardens, traffic on Route 1 and the need for a traffic study, resource protection for nearby Spruce Creek, buffers including a 30‑foot planter strip, R‑RL zoning implications and calculation of net residential acreage. No formal vote was recorded during the sketch review; the item was accepted for further review and will return with refined plans.
