Knox described the proposed work as approximately 153 feet from the official delineated wetland boundary for the single‑family house and roughly 685 feet for the cabin location; he also said the project will tie into existing camp infrastructure and that the three‑unit staff cabin is classified as a multifamily dwelling. The board discussed whether the multiunit cabin should be reviewed as commercial/multifamily (requiring a public hearing) while the single‑family house qualified for abbreviated site‑plan review.
A motion to approve the abbreviated site plan review for the Bronx House single‑family dwelling passed by voice vote. The board required the applicant to submit an approved septic plan to the Columbia County Department of Health as a condition of building permit issuance and discussed mailing and notice responsibilities for the remaining multifamily review.
