Developers from the Pillsbury Group presented the Laconia Village project at the March 9 council meeting, describing a five-phase plan across a 217-acre site. Kevin Smith, lead project manager, said Phase 1 will be mixed-use, with subsequent phases for housing, a civic area, and trails and green space.
"Mr. Smith went over the past 12-month timeline, 3 plus years for phase 1, most likely shovels in the ground in 2028," the project manager told councilors. The presentation identified outstanding items that must be resolved before advancing the master plan, including an NHDOT master plan traffic review and completion of a sewer membership transfer from the state to the city.
Councilors asked about impacts such as school-student estimates and utility availability; Mr. Smith said some estimates exist but were not brought to the meeting. Manager Beattie said referenced documents would be circulated to councilors and posted on the City planning department web page.
