Jared (staff) described the parcel as 4.5 acres in C-2 zoning and said UDOT road improvements shaped the lot geometry; the commission approved the preliminary plat and site plan after confirming the proposals conform to the prior development agreement that limits certain uses.
Applicant Paul Washburn said the design intentionally leans "rustic" to fit the area's context and noted the development agreement excludes automotive sales and repairs. The plan provides roughly 46,300 square feet of flexible commercial space and 198 parking stalls where 185 were required; staff said the landscaping and access points met zoning standards. Paul Washburn said the team is eager to move forward with development and will work with UDOT and city staff on final infrastructure details.
