The commission approved a preliminary plat and a site plan that will create a single developable lot and allow a 12,217-square-foot building at 92 East 800 North. Jared, city planning staff, described the project as combining three parcels, establishing public utility easements and preparing the site for development. The plan provides 45 parking stalls where 33 are required and includes indoor tennis, an outdoor pickleball court and office/storage space.
The applicant's representative, Josh Hart, told commissioners the courts are planned primarily for private, executive use and the owners are not intending commercial recreational operations. Commissioners and staff discussed neighbor concerns about lighting and noise; staff said building-permit requirements and foot-candle limits at property lines will be enforced during permitting. The applicant said they would work with neighbors on court placement and hours. "So we're excited to, move the project forward," Josh Hart said.
The commission voted to approve the preliminary plat and the site plan; staff will include permit conditions on lighting and nuisance controls as needed during the building permit review.
