Planning Commission forwards Walmart pickup expansion, recommends waivers

The Silver Spring Township Planning Commission reviewed a preliminary/final land development plan for WAL-MART Stores, Inc. Supercenter #01886-258 during its Jan. 2 meeting. Dewberry Engineering's Mike Myers presented the proposal, which would add a 3,500-square-foot expansion for online pickup, restripe the parking area and update signage.
Township Engineer Aaron Moyer told commissioners that "at this time there are only minor changes, and these changes shouldn't change the layoff of the plan." Commissioner Ron Secary disclosed prior work as the original design engineer for the property and said he would not object to the waiver request because the plan does not add impervious coverage. Commissioners raised traffic-management concerns near the Taco Bell access isle and asked for additional directional signage and measures to discourage shoppers from using the pickup-only spaces; Mike Myers said the pickup spaces were double-lined to distinguish them from regular spaces.
On a Helman/Secary motion the commission forwarded a waiver for SLDO 304 (Final Plan) to the Board of Supervisors with a recommendation for approval; it also forwarded SLDO 402.03 (Existing Resources and Site Analysis) with recommendation. The commission forwarded the overall plan to the Board with a recommendation for approval subject to staff and engineering comments. The minutes record the motions as carried.
