Commission approves after-the-fact carport at Midland, grants 5-foot setback relief

The Manitou Springs Historic Preservation Commission unanimously approved an after-the-fact material change-of-appearance certificate and side-setback relief for an open-air accessory structure at 809 Midland.
Planner Zachary Davis said the partially built carport is approximately 480 square feet, ranges from 10 to 11 feet 6 inches in elevation, and is visible from Shoshone Place. Staff said the structure exceeded the small pre-application scope, received a stop-work, and needs MCAC approval because the property remains in the Midland Historic District.
Applicant Andrew Kledzic told the commission the structural engineering has been stamped and regional permitting is in process; he said the plan uses fire-resistant materials and that leftover pink sandstone would be used for a facade on the retaining wall and pillars. "It's pretty close to a lot of the different stone used in Manitou," Kledzic said, adding stone was chosen to minimize visual impact while providing structural integrity.
Commissioners discussed the proximity to the property line and whether a survey would be required; staff said the setback relief to 5 feet would provide flexibility pending a survey and any necessary minor adjustments. Commissioner Anne Nichols moved approval of the structure as proposed; the motion and a subsequent motion to approve setback relief were both seconded and passed unanimously.
