The Dennis Planning Board voted to endorse an ANR for Toby Farm at 352 Route 6A, plans prepared by Down Cape Engineering dated 06/30/2026. Dan Ojala, a land surveyor with Down Cape Engineering, described the proposal as cutting “1, 2, 3, 4 more, house lots off of the, the farm piece.”
Ojala told the board the parcel is registered land in Land Court and that a separate conveyance parcel (Lot 167) — mostly salt marsh — is under agreement to be conveyed to the Conservation Land Trust. He said wetland delineation was completed by Brad Hall on 10/01/2025, that each lot has adequate frontage or panhandle width to meet the board’s standards, and that access permits will be obtained from the state highway when parcels are developed. Committee member Liz moved to endorse the ANR; the chair seconded and the motion passed by unanimous voice vote.
The board agreed to complete signatures after the meeting and to return with any minor outstanding items if needed. Speakers listed for this item included Dan Ojala (Down Cape Engineering), the chair, and board members who participated in the endorsement vote.
