ADRB approves revised design for 2555 Summit Drive after split vote; neighbors had privacy, light concerns

The Architecture & Design Review Board approved a revised design for a new two‑story home at 2555 Summit Drive on May 4, 2026, after hearing public comment and voting 3–2.
Architect Eric Nyhus presented design changes requested at a previous hearing; he and the owners attended to explain how massing and window patterns were revised. Neighbor Christine Fong told the Board she was concerned the house would read as a ‘‘speck home’’ and that the increased verticality would reduce natural light and privacy for adjacent properties. "This home is a speck home and would hope it is being built in a way that respects the adjacent homes," Fong said.
Board members commended the applicant for responding to earlier comments and recommended adding landings or bump‑outs to the front stairs to reduce apparent massing; Yuvi Gill moved to approve and Matt Ken seconded. The motion passed on roll call with Gill, McCall and Ken voting yes and Neidig and Filer voting no.
