Heather Wright and the land‑use subgroup presented a design template using a preapproved 800‑square‑foot ADU as the cost and layout baseline. "We were gonna use the 800 square foot Sinclair unit as our model template," Wright said while describing the courtyard arrangement for 12 units and the decision to assume two parking spaces per unit.
The model assumed stormwater vaults beneath the parking area (to avoid separate vaults or ponds), no internal roads and limited open amenity space. Participants noted those site decisions reduce land needs but also remove typical neighborhood amenities; one member cautioned that grants sometimes require canopy coverage and tree retention, which the prototype had minimized.
The group agreed to bring more granular land‑cost and construction‑cost inputs back to the next meeting to test sensitivity to parking, stormwater, tree retention and modular vs conventional vertical costs.
