He explained that while the existing windows are in poor visual condition, GRP's view is the water is entering because of parapet/roof-edge issues and recommended tying the roof into a new seam and adding a metal cap to prevent future intrusion. He also recommended matching the windows to the first-floor units and discussed options for glass versus insulated panels, noting similar R-values and pricing: "Our goal is to match the windows that you already have on the 1st Floor."
