Developer seeks large-lot residential designation for 5-acre Cadexa Road parcel

A representative for the project presented a master plan amendment and zoning map change for a roughly 5-acre parcel on Cadexa Road in the city's sphere of influence. Brook Oswald said the request would change the county's translated designation to "large-lot residential" (roughly one acre minimum), resolve split zoning across the parcel and maintain low-density development; the consultant said they do not anticipate immediate subdivision and estimated "we would never anticipate more than 4 homes on that 5 acres."
Oswald said the parcel is vacant, sits near Veterans South Meadows and the Tellus Valley development, and will require geotechnical and hydrology reports if development advances. He outlined the approval sequence: neighborhood meeting required by state law on Aug. 17, planning commission in September and city council later in September. Board members asked about slope stability and whether the site could present the same risks as Hidden Valley's past mudslide; Oswald said soils, fault and hydrology studies will be required in later entitlement stages and that public-works and design standards will guide mitigation.
