Project representatives and supporters spoke in favor of the Riverwalk plan, emphasizing anticipated community benefits and the infrastructure the developer would build.
Applicant representative Dave Romano described the project as an active-adult and mixed-use community that would bring trails, parks (he cited about 43 acres of active parks plus 203 acres of buffer and greenway), neighborhood electric vehicle routes and master-planned road improvements. Romano said the developer would construct approximately 26,40 linear feet of Patterson Road frontage improvements (widening and frontage), new traffic signal work at Coffee Road and Patterson, and internal collectors and conveyance. Owner Bill Berryhill and other proponents told the commission the project would generate fees and new general-fund revenue; Berryhill cited community benefits including a $4,000,000 community benefit fee plus fire impact fees and projected police/fire staffing revenue.
