The Planning Board opened Case 2601, a preliminary site‑plan review for Bridal Guerin (Twin Oaks Realty on Ossipee Lake Road). Staff told the board that only draft plans had been provided that morning and that a certified, stamped site plan with dimensions, setback buffers and certified survey information would be required for a formal review.
Board members reiterated that the preliminary review is a nonbinding conceptual discussion but that the applicant should appear again with the required certified plot plan and complete dimensioning. "A preliminary review... is a nonbinding conceptual design discussion," one committee member said, urging the applicant to understand that formal approval requires a stamped plan. The board voted to continue the preliminary review to the September meeting and asked staff to send a written letter listing the application requirements.
