The Planning & Zoning Commission unanimously denied ZON26040010, a request to rezone 534 Worthway from Single-Family 4 to Single-Family Attached, after staff presented neighborhood context and opposition letters. Staff told the Commission the majority of surrounding lots are detached single-family homes built between the 1940s and 1950s; two letters of opposition argued the change would alter the long-established character and could invite short-term or transient renters.
Juan Granados, the applicant, spoke in support and said he intended to demolish a dilapidated house and live in one of the units to be closer to family. "My name is Juan Granados… I live in 802 Tapley Street," he said, and explained his desire to house family members. Commissioners, however, said the requested zoning was incompatible with the small enclave’s character and that prior DRC recommendations reflected those concerns. Commissioner John Federico said, "I'm sorry I can't I can't support it. That neighborhood, that little enclave does not need a duplex." The motion to deny, made by Commissioner Federico and seconded by a colleague, passed unanimously.
Staff reported they sent 41 notices to surrounding properties and received zero letters in support and two in opposition. The denial preserves the current Single-Family 4 zoning; the applicant may pursue other lawful development options or resubmit with additional neighborhood outreach.
