Final PUD plat for Town Center 2 approved; 111 lots cleared while 28 await Army Corps mapping change

Planning staff presented the final PUD plat for Town Center 2 and recommended approval with two technical conditions that do not affect lot locations. Staff said the site plan and engineering are in conformance with preliminary approvals and that lighting pole locations will remain the village standard.
"So the total 139 residential lots, only 111 are included. This is because Lennar is working with the Army Corps of Engineers to remove the remaining 28 lots from the FEMA floodplain map," the planner said, adding that stormwater improvements are final and would remove the lots from the floodplain once the federal map is changed. A Lennar representative thanked the board; trustees approved the final plat and waived the second reading on a roll-call vote.
Staff noted the planning commission recommended approval unanimously and that two remaining technical conditions relate to the site lighting plan and underground electrical structural drawings; neither affects the plat or lot layout.
