The proposal shows 365 residential lots (including duplex and townhome parcels), two commercial lots totaling just over 10 acres, and a proposed 4.6-acre park; staff said a 40-acre property was previously dedicated to the village as part of the original plan.
Community-development staff explained density figures, noting a gross density of about 2.88 dwelling units per acre and a net density near 2.94 after accounting for stormwater areas, and said the applicant would need to submit updated market, traffic and stormwater studies and proceed through annexation and PUD amendment processes with public hearings. Trustees generally gave favorable preliminary feedback while noting design guidelines and future standards would be enforced in any agreement.
