The board took up site plan application SP2549 from 30 Community Drive LLC to amend an existing approval for a 275,000-square-foot commercial/industrial building at 530 Community Drive. Nikki Sentara, speaking for the applicant, said the amendments — five new loading docks, a pedestrian door, sidewalk, stormwater improvements and landscaping changes — are intended to "suit the needs of a potential new tenant" converting some general office space to light industrial use.
Board members and staff asked whether the new docks would accommodate large trailers and about potential impacts on parking circulation; Sentara said loading activity would be consistent with existing docks on that side of the building and that the project is included in a three-acre stormwater permit with maintenance documentation. After questions, the board concluded it had enough information to begin deliberation on staff’s draft findings and closed the public hearing for SP2549 to proceed to deliberative session.
