Plan commission members voted unanimously to approve a PD amendment that changes the base zoning for 1015 West Centerville Road from Neighborhood Office to Community Retail to align the parcel with the Centerville Marketplace vision and to bring the site into compliance with landscaping standards.
Staff described the site as an existing multi‑tenant office building on 1.3 acres and recommended approval noting that the change better supports the Centerville Marketplace catalyst area and will require additional canopy trees and shrubs along both street frontages. Applicant Herbert Gears told the commission staff had worked with the team and said they will add landscaping upgrades; he asked the commission to support the change.
Commissioners moved to close the public hearing and approve the request per staff recommendation. The commission recorded a unanimous vote to approve the PD amendment; staff will follow up to ensure the landscaping improvements meet GDC standards.
