The City of McKinney Historic Preservation Advisory Board voted to approve a Level 2 historic neighborhood improvement zone tax exemption for the property at 523 West Hunt Street, a house staff described as built circa 1885 in the Queen Anne style.
Reyna, a city staff member presenting the request on behalf of applicant Dan Perkins, said staff documented $17,195 in building improvements including porch repair, roof maintenance and ductwork replacement and that the letter of eligibility had been issued in February 2025. "It does carry a 50% exemption, for the city ad valorem taxes for a period of 10 years, and staff does recommend approval of the request," Reyna said. Reyna also told the board the work appeared to meet program conditions despite some timing inconsistencies. Board members asked about program totals; Reyna said current active incentives total $319,957 against a program cap of $500,000.
Chair called for a motion; the board approved the request in a unanimous vote after a motion to approve was moved by James and seconded by Lisa. The exemption will reduce the property's ad valorem taxes by 50% for 10 years under the city's H-NIZ Level 2 criteria. The applicant was not present at the meeting.
