Commission approves rezoning of 8301 West University Drive from Ag to C2

The commission voted 7–0 on June 23 to rezone 8301 West University Drive from agricultural to C2 (local commercial), a change staff said conforms with the comprehensive plan and the commercial character along US 380.
Emily Bell, a City of McKinney planner, told the commission the 1.04‑acre site is located within the commercial center place type in the comprehensive plan and is consistent with planned developments to the west and east. "Staff finds this property in conformance with our comprehensive plan and an extension of the commercial uses along the frontage of US 380 and recommend approval," Bell said. The applicant's engineer, Alex with ANA Consultants, said the owner envisions a small retail building with parking behind the building and a fire lane connecting to neighboring development.
Commissioners closed the public hearing with no public comments and approved the rezoning; the item will go to City Council on July 21, 2026 for final action.
