San Juan County commissioners approved two related subdivision amendments for Turkey Trot Estates on Aug. 4, adopting planning commission recommendations and conditions of approval.
Planning staff explained state law and local ordinance allow subdivision amendments and lot splits when statutory criteria and local standards for health, safety and utilities are met. For the Phase 1, Lot 3 amendment, staff said nearly the entire subdivision’s lot owners (about 39) signed in favor and that the planning commission held a public hearing with no opposition. For the Phase 2, Lot 12 amendment, staff said the parcel is near a highway‑commercial zone and that property owners will need to decide whether future uses are commercial or residential; staff reviewed required checks for roads, easements and utilities.
Commissioners asked whether approvals would set precedent; staff replied that each application is evaluated on its facts and must comply with current ordinances and technical requirements. Both amendments passed by voice vote.
