Planning board continues Crook site-plan review after drainage and slope concerns

The New Ipswich Planning Board voted to continue a site-plan review for Lot 11-98-1, a proposed 9,800-square-foot contractor’s base, after members said they needed time to resolve technical comments about drainage, steep slopes and outdoor storage.

Sam Boyse, the applicant representative, summarized the project and existing conditions: "The property is 11 Dash 98 Dash 1. It's located off of Trinsnick. It is bordered by Furnace Brook," he said, and described an existing settling pond and the proposed stormwater controls. Board members pressed for more detail on detention pond B and recommended that CHA's outstanding technical comments be addressed before the board signs off.

Chair (board member) framed the board’s decision around process and public-safety concerns, saying the board would "set an inspection on that so that it is rock solid if we're going to allow that to be done." The board scheduled a continuance to Wednesday, Aug. 19 at 7:45 p.m. so the applicant can submit a response letter and CHA can review revisions. The continuance motion was moved and seconded and approved by voice vote.

Why it matters: The board signaled it will approve redevelopment only after the town’s third-party reviewer is satisfied with detention and erosion controls, and after plans show where snow and material storage will be constrained to avoid bypassing stormwater controls.

What’s next: Sam Boyse said he will submit a response letter on Friday and expects to work with CHA on technical clarifications ahead of the Aug. 19 continued hearing.
