Summary
At the May 11 Planning Board meeting, staff and applicant presented a preapplication for a two-lot Jones Creek Subdivision (20-acre and ~122.61-acre lots) in the West Valley Development District; floodplain, fire protection and homeowner documents will be required at formal submittal.

Planner Gayla Hess introduced a preapplication for the Jones Creek Subdivision, a proposed two-lot residential split that would create a 20-acre lot and a roughly 122.61-acre lot with access from MT Highway 1.
Applicant representative Ken Jenkins said the larger lot is intended for agricultural use and that municipal sewer connection is proposed for the smaller lot. Planner Hess said additional materials — including a fire protection plan, floodplain information and homeowners association documents — will be required before the project is scheduled for a public hearing. The board had no action on the preapplication; the item will return later for a formal public hearing when the applicant submits the required documentation.
