The Upper Allen Board of Commissioners on Aug. 3 voted to grant Hartz Real Estate an extension on the preliminary/final land development plan for 1924 Fisher Road (file PZ2601-02) until Dec. 31, 2026. The developer told the board it could offer a 0.5-acre dedication in the rear instead of the one-acre donation previously discussed; staff warned that taking a full acre would substantially increase impervious-coverage and stormwater complexity and could make the project infeasible.
At the meeting, the developer's representative described the trade-offs: the 0.5-acre option would reduce the project by about three townhomes, while a full acre would reduce roughly six units. The developer also proposed sidewalk construction along Fisher Road and a trail connection to Fisher Park as alternatives to a full-acre dedication. Town staff noted subdivision-ordinance requirements for right-of-way (50-foot right-of-way; 24-foot cartway) and said they would continue to review access-drive versus public/private road options.
The board voted to grant the extension to give the developer time to work with staff on revised drawings and stormwater details.
