The Board of Zoning Appeals approved petition 26-15, granting a variance to allow a primary residence at 3725 Givens Court to exceed the 35-foot ordinance limit by up to three feet (not to exceed 38 feet).
Applicant David Reddick told the board the design requires additional roof height to accommodate the chosen roof pitch; staff noted the lot is large (about 200 feet wide and 300 feet deep) and that a neighbor submitted a letter of support. The board reviewed submitted findings of fact, discussed design compatibility and voted to adopt the findings and approve the variance.
Quote: "They did a wonderful job" addressing the approval criteria, a board member said when speaking about the petitioners’ submitted findings of fact.
What happens next: Because this was a variance from development standards, the applicant does not need a council referral and may proceed with the permitted building process, subject to standard permitting and inspections.
