The Board of Zoning Appeals voted to forward a favorable recommendation to City Council on petition 26-13, a special-use request to operate a used-car dealership at 1750 North Main Street.
Staff said the proposed use mirrors prior special-use approvals for the property (2018 and 2023) but noted past approvals expired; staff recommended re-establishing the prior conditions, including limited business hours (10 a.m.–7 p.m. Monday–Saturday), bathroom and sewer facilities, a shared access agreement with an adjacent resale shop, no on-site repairs or detailing, landscaping and no parking on grass. The petitioner said they planned to meet those conditions and discussed site details, floodway limits and timing for site-plan work.
Board members asked about parking and whether the proposed layout would keep development outside the floodplain/floodway. The applicant said an engineer will prepare site plans and they expect to certify they are outside the floodplain. The board made a motion for a favorable recommendation that incorporated the staff conditions and the petitioner’s agreement to undergo site-plan review; the motion passed unanimously and will advance to City Council on Sept. 8.
