Danny Klebanner, presenting the Vail rezone RZ2026-0002, told the commission the proposal would rezone a 35-acre parcel in Meadowbrook Ranches to allow agricultural-residential lots with a 10-acre minimum. Staff concluded the rezoning aligns with the county comprehensive plan’s residential goals and that referral agencies raised no unresolved objections after well re-permitting. Klebanner noted that the property is served by a private road and that the applicant addressed concerns raised during the referrals.
Neighbor John Steven Jones, who lives adjacent to the parcel, urged denial and warned that subdividing existing 35-acre lots would set a precedent that undermines the community’s character: "These properties were established at 35 acres... This breaks the spirit of this community in this area," Jones said. Applicant representative Camille Courtney countered that parcelization is common as land uses and family needs evolve. Following discussion the commission voted to recommend approval with conditions; the matter will proceed to the Board of County Commissioners.
