Attorney Ed Cassella and Indigo Land Design presented two linked applications for 350 and 384 Middlesex Turnpike. The proposal includes converting a rear office into two residential 'middle housing' units, expanding commercial food service in an existing storefront, and creating automotive bays and storage in a rear building. Presenters described reconfigured parking, four new street trees, delineated parking areas and a plan for the reuse of existing buildings.
Commissioners expressed several concerns: the plan shows parking in or adjacent to state right‑of‑way areas and pictorial spaces in front of an existing farm stand that are not fully documented; the proposal relies on 384 (a separate parcel) for required storage/parking and asked for a recorded easement; the rear access and driveway width need to be clarified and brought into compliance; stone (gravel) parking functioning in winter and snow‑removal logistics require a plan; and staff reviewer Jeff Jacobson's checklist contained multiple outstanding technical items. The applicant said they will respond to Jacobson's letter, prepare easement documentation and add clarifications for snow storage and circulation. Commissioners voted to continue the public hearing to Aug. 17 so the applicant can supply the outstanding items and (where applicable) health district approval.
