The Planning Commission voted unanimously on Aug. 5 to grant final site plan approval for SP10305-2026, a Kentlands infill project proposing 21,700 square feet of new retail across three building pads at 47–95 Main Street in the Kentlands Square Shopping Center. Staff recommended approval with three conditions, including elevation revisions to ensure storefronts meet the design-guideline requirement of 60% glazing.
Applicant representative Andrew Saul, of Saul Centers, described the project as consistent with a 2022 SDP approval and said the site plan addresses a substantial grade change and aims to make pad H ‘‘pad ready’’ for a future tenant. "We're very keen on getting started, and we plan on... starting construction this fall," Saul said. Commissioners asked about interim maintenance if pad H remains vacant for years; Saul said the applicant will sod and maintain the area with its property-management team. Staff clarified condition #1 would correct storefront glazing shortfalls before final signature; the commission approved the plan unanimously with the three conditions read into the record.
