Planning staff presented sketch plan SK103612026 on Aug. 5, seeking the commission's recommendation to the mayor and city council for development at 700 Professional Drive in the MXD zone. Staff noted the application meets most MXD criteria and that the applicant updated note #9 to state all housing will be age-restricted, calling for senior housing types including memory care. "Note number 9, which opens up with all housing will be age restricted," staff said.
Staff acknowledged the master-plan land-use recommendation for the area did not list residential, but said that conditions in the area have changed since the 2009 master plan and that the nearby Spectrum development has shifted the local context. Commissioners discussed the residential component and pedestrian connectivity; one commissioner moved that the Planning Commission find, under section 12.4 of the city code, that the 2009 master-plan recommendation is no longer relevant. That motion passed unanimously, and the commission then voted unanimously to recommend approval of SK103612026 to the mayor and city council with no conditions.
