Planning commission backs conditional rezoning for Lauderdale Ventures with shared-access proffers

The Planning Commission recommended approval (5-0) of a conditional rezoning for Lauderdale Ventures LLC and EWN Development that reconfigures three parcels along U.S. Route 60 (Anderson Highway) to create a light-industrial parcel and preserve shared internal access. The proposal includes boundary-line adjustments, proffered road and intersection improvements, and restrictions limiting additional direct access to Route 60.

Planning staff said the rezoning advances the county's gateway business and economic-opportunity policies by consolidating commercial frontage, preserving a single right-in/right-out access point on Route 60 and proffering internal connector-road improvements (curb, gutter, pavement and a future cross connection). Staff also reported VDOT support for the shared internal access approach and noted that fire-and-rescue technical requirements would be addressed at site-plan review.

The applicant's representative said the rezoning would support a single-user light-industrial development contingent on zoning approval and boundary adjustments; the commission recorded a unanimous recommendation to the Board of Supervisors. Final engineering and detailed site-plan compliance will be addressed during the permitting process with VDOT and county staff.
