The Design Review Board recommended approval of a modification to common-area landscaping in Benari (Bernard) Estates to replace two pickleball courts with a single court, add a 25x45-foot pool and a small pool house with restrooms and storage.
Cole Houghton, lead designer for Core Building Co., presented the proposal, describing a modest pool house and a pool surround, and said the project had been well received by residents. He summarized: “What we are proposing is, a single pickleball court with a just a really small pool house area with a pool.”
Staff outlined site-specific conditions that remain: a revised east building elevation showing a minimum 25% planar change, a revised landscape plan showing the locations where five existing trees will be relocated, material details for the pool deck and a fire-pit detail, and a coordinated pathway connection to the adjacent common lot. The board discussed the rear elevation and asked the applicant to add architectural articulation or a gable to break up long stucco planes.
The board moved to recommend approval with the conditions described; staff will finalize specific language and review the revised materials with a board member before issuance of permits.
