The Lumberland board issued a finding of fact and decision granting an area variance to allow an accessory structure to remain in the front yard at 2088 Route 97, an application by Teresa Patron. The record states the applicant owns and resides on the property and that the existing shed is proposed for storage.
Board members concluded that site topography, the locations of the well and septic system and heavy rear vegetation made it impossible to locate the shed elsewhere. The board noted the proposed shed would still be set back "almost 130 feet from the front property line," that a public hearing was held on 08/25/2025 with no speakers opposing the application, and that the variance request was substantial because the structure already exists. The decision grants the variance conditioned on the payment of any and all outstanding fees by the applicant.
