Applicant proposes motel-to-market conversion at 44 Delaware LLC site in Lumberland

The planning board considered an application from 44 Delaware LLC to convert an existing motel property to retail uses, including a hair salon and massage services, during the board's meeting. The Chair opened the new-business item and invited the applicant forward to describe the proposal.

The applicant said the plan is to change the site "from Motel to Market," describing prospective tenants: "My wife has few ideas of hair salon, hair salon, massages," and said the submission would include proposed retail plans. Staff and board members noted prior approvals earlier in the year, identified nonconforming setbacks and parking requirements that must be addressed, and flagged a section of the environmental assessment form that mentioned historical places. A staff speaker said the applicant provided a letter and material on the property's sewage/disposal system and that the board would review the documentation. A planning board member suggested submitting both new and revised plans and discussed whether the item should be reset; the board noted the matter would need to go to public notice if the application is formally set for hearing.

Board members did not take a formal vote during the discussion. The chair indicated staff would review the materials and that, if the applicant completes the required submissions, the board would determine whether to schedule the item for a public hearing (a potential reschedule to October was discussed).
