State review finds Reeves Farmhouse roof-line change acceptable; DRC views height change as minor

Staff explained the technical reason for the change: the originally shown ridge beam location would have lowered bedroom ceiling heights, conflicted with door and closet functions, and could have created a watertrap. By shifting the ridge beam up and laterally while keeping roof pitch, the team avoided those issues. Staff characterized the change as minor and said it adheres to the Secretary of the Interior’s Standards (Standards 9 and 10) for rehabilitation.
Why it matters: the Reeves Farmhouse rehabilitation is federally entangled through Section 106 review and federal funding, so design changes that affect historic fabric require state-level review. DRC members accepted the explanation but flagged that early communication to the committee would have been preferable.
Next steps: staff will include this explanation and the state correspondence in the HLRB packet and proceed to bring the package to the full board for discussion.
