Council authorizes mayor to negotiate land-for-open-space deal with developer behind Denton Acres concept

Developer Tony Crockett presented a concept plan (branded in discussion as 'Denton Acres') that would square a city-held parcel near the hospital, create better access and dedicate roughly seven acres to the city for open space in exchange for rights needed to develop adjacent land. Crockett said the concept would create roughly 110–125 single-family homes in the main concept and a separate set of townhomes elsewhere in his broader development plans.
Councilmembers probed access to the highway, water-pressure and hookups and whether the proposal would commit the city before necessary state approvals. City staff said the motion could be made in concept and that final transfer would be contingent on final plat and negotiation. Councilmember Chris Larson and others said the trade could secure long-term public access to the hospital parcel and enable future park development.
Councilmember Brian Glass (speaker 4) moved and council approved a motion authorizing the mayor to enter negotiations with the developer to prepare a written agreement for council review, with conditions including ITD approval for highway connection, realignment of the major street plan and completion of the 4th East right-of-way before final transfer.
