Jeffrey Newton Mathis appeared and swore to tell the truth before the Brevard County Board of Zoning Adjustment, describing how he acquired the property after a prior borrower defaulted. Mathis told the board that work had been done without permits by the former occupant — a garage that exceeds 50% of the principal structure, a rear setback encroachment for an accessory building, and front‑entry pillars that exceed the allowed height. "I got this property in the house, brought work without getting permits," Mathis said, describing the circumstances that led to the variance requests.
Staff and board members reviewed the three requested variances and the survey documents; Mathis said he had already obtained the necessary permit to replace a fence and that neighbors had not raised objections. A board member moved to approve all three variances in accordance with the applicant's survey dated 01/23/2026; the motion was seconded and the board approved the request. The approval was limited to the plan and survey presented to the board.
