Target seeks five sign variances for Wickham shopping center; board approves

The Brevard County Board of Zoning Adjustment on July 15 approved five sign variances requested by Target for a shopping center in District 4 (application 26V00019). Katie Fitzgerald of Kimley‑Horn, representing the applicant, said the request stems from a remodel and a face swap that triggered code review when previously grandfathered elements no longer complied with current standards. "That would put us at 1,694.33 square feet," Fitzgerald said when describing how retaining EIFS backing affects the sign‑area calculation.

Fitzgerald listed the five requests: reduce the north monument setback from 15 feet to about 4.5 feet; increase one monument height above the 4‑foot limit (to roughly 7.84 feet); allow a freestanding pylon with about 3.8 square feet over the single‑sign allowance; permit about 1,321 square feet over the permitted cumulative on‑site surface area driven largely by the storefront EIFS treatment; and allow roughly 1,500 square feet over the aggregate store allowance driven by the sign and EIFS calculation. She said the only true new sign is a 71.93 sq ft drive‑up pickup sign and that the pylon and monument faces would be swapped without structural changes.

Board members confirmed the applicant had received initial visual review/DRB approvals and asked how much of the proposal exceeded the prior allowances; Fitzgerald said most changes are face swaps and that only the drive‑up sign and a slightly larger bull's eye on the Highway 9 side represented increases over existing fixtures. The board moved to approve the variances limited to the signed plan submitted by the applicant, with an individualized vote recorded; the chair announced the variances had passed.

The approval is limited to the plans presented to the board; any changes would require further review or additional variance requests.
