Committee finds Crossroads redevelopment plan materially consistent and refers it to Planning Board

Attorney Clint Allen presented the Crossroads Redevelopment Plan for a 16½‑acre site off Shell Road and Springfield Road and explained the proposal to subdivide the parcel so each warehouse would occupy its own lot.
Allen said the project would create two smaller warehouse lots (one roughly 9.74 acres and the other about 6½ acres) and that the proposal will return to the Planning Board for a width‑variance. The committee passed Resolution 2025‑185 determining the plan to be materially consistent with the redevelopment agreement and forwarded it to the Planning Board, subject to full execution of the amended redevelopment agreement.
Committee members questioned the developer's plans and Allen answered committee questions during the discussion; the referral preserves Planning Board review for site details and variance requests.
