The Village of Palatine Zoning Board of Appeals unanimously recommended approval on June 12 of a special use and front-yard setback variance for the property at 265 North Schiller.
Dan Cunningham, the architect representing the petitioner, told the board the project was a reduced version of a previously approved porch. "Seventeen months ago, we went through this process, and, unfortunately, we didn't know that it expired after 1 year," Cunningham said, adding the current proposal is an 11-by-6 vestibule seeking a 7-foot front-yard setback relief. Staff noted the lot is an earlier-platted R-2 parcel with an existing nonconforming front setback and that lot coverage is at the maximum for the subdivision. The board heard no residents speak in opposition.
Staff recommended approval subject to the project substantially conforming to the architect's site and elevation plans dated May 15, 2018, with changes allowed only to meet village codes. Board members said the reduced scope and the neighborhood's lot patterns supported approval. Chair closed the hearing and the board recorded a 6–0 vote finding the standards for special use and variation had been met. The board's advisory recommendation will be forwarded to the Village Council for final action as required.
