DRB approves removal of lean‑to and window restoration at 524 Coker Springs Road

The DRB approved application CERH26‑054 for the historic stables at 524 Coker Springs Road, allowing the removal of a 1998 lean‑to that staff said encroached on the original roofline, restoration of stable window openings and a clapboard finish on living areas.
Rebecca (staff) summarized the application and noted the property is in Historic District 2 and that the board had earlier recommended the property for a contributing designation to city council. Applicant Percy Eaton said rot and slope‑related damage required removing the lean‑to so the original stable gable could be repaired and property maintenance could proceed. Eaton told the board the stable windows would be wood and that replacing all windows is too costly immediately; she said, “the historic part of the building, the stables, will have appropriate windows right away.”
A board member moved to approve the application as submitted but clarified the motion to require true divided‑light windows for the stable openings; the motion was seconded and approved by raised hands. The board noted the approval can remain contingent on city council’s final designation decision, but the motion approved the certificate with the agreed window stipulation so the applicant can proceed with repairs and maintenance.
