Planning Board finds three affordable-housing ordinances not inconsistent with the master plan

David Novak, the board planner, presented three proposed ordinances updating Tenafly's affordable-housing regulations. Ordinance 26-07 would establish a new Affordable Housing Overlay district (AHO-11) in four areas with an allowable density of up to 20 units per acre and a 20% affordable set-aside. Ordinance 26-08 would amend maximum permitted densities in existing affordable-housing overlay districts, and Ordinance 26-09 would replace older affordable-housing provisions with updated regulations based on a model reviewed by the New Jersey Department of Community Affairs (DCA) and the Fair Share Housing Center.
After discussion the board voted that all three ordinances are not inconsistent with the Borough's Master Plan; Councilwoman Lauren Dayton and Mr. Jon Warms made the motion and a voice vote carried with all eligible members in favor. Novak noted the ordinances were prepared with model language from Affordable Housing Professionals of New Jersey and have been reviewed by state and advocacy reviewers, as reflected in the record.
