Code Enforcement Board postpones hearing on 1301 Inland Seas Blvd as building permits proceed

Code Compliance Supervisor Chris Gonzalez told the Code Enforcement Board that the Inland Sea Apartment Complex at 1301 Inland Seas Blvd is moving toward formal permits for 43 air-conditioning units and asked the board to postpone the enforcement hearing to allow permitting to proceed.
"They have successfully applied, been issued and inspected three of the AC units at this site," Gonzalez said, adding that the City of Winter Garden Building Department has agreed to allow the complex to apply for permits for the remaining 39 units "in the same manner." Board Member Daniel Welsh moved to postpone the case to the board's May 6, 2025 meeting and requested that the city issue a timeline for the property owner; the motion passed 7-0, seconded by Board Member Bruce Woloshin.
The board's action formally delays enforcement while permitting continues. Members asked staff whether a Facility Maintenance permit might be an option to cover remaining units instead of individual permits; staff said they would consult the Building Department and report back. The board recorded the postponement and the request that staff bring a timeline to the next meeting.
