Several residents raised concerns about Beacon’s property-management track record during public comment, including reports of bed-bug infestations, mold, lease disputes and poor responsiveness. Amy Thomas (speaker 19) told the council she printed pages of complaints and asked whether Beacon or Gateway would handle on-site management and resident screening.
Travis Yates of Beacon (speaker 8) acknowledged there have been complaints but defended his staff and the company’s practices, saying the firm had been working with Gateway for 11 months and had a detailed vetting process. He said he would "stand by us, our staff, all day long" and that Beacon and Gateway had maintained weekly communications during project development. John Fury and Gateway representatives reiterated that Gateway would perform strict background checks and that the development would be subject to federal and state regulatory oversight.
Residents pressed for details on screening, management responsibility, and whether rents would be affordable for Gateway clients; applicant and staff referred to mixed funding sources and area-median-income scales to explain rent models.
