Representatives for Flagship Spotless Car Wash returned to present a revised site flow plan for 1351 Wilmington Pike, the former CVS property, modifying the layout so pay stations face Route 202 and vacuum bays are placed at the rear of the building. Presenters included legal counsel Fintan McHugh, Kestra Kelly of BL Companies (civil engineer), traffic consultant Guy DiMartino (TP&D), and John Lombardo of Flagship; Paul Lutz and Michael Schneider of Pennoni provided the Township’s traffic review.
DiMartino said the applicant addressed the first five items in Pennoni’s June 30 review and will coordinate unresolved items (numbers 6–8) with PennDOT. Chairman Scott Boorse expressed support for evaluating signal timing and adding a left‑turn phase for westbound and eastbound traffic at the Rt. 202/Dilworthtown/Brintn’s Bridge intersection; Pennoni and the applicant will continue technical reviews. The applicant’s next steps are to submit a zoning text amendment and a conditional‑use application, which the minutes state may be filed simultaneously.
