The commission voted 6–0 to recommend approval of zone case 3559 (SF2 → General Industrial) after staff described the parcel’s adjacency to existing industrial and commercial uses. The case will move to City Council for first reading on Aug. 25.
Jamie McGar of the Planning Department said staff viewed the request as compatible given existing industrial frontage along Alcove Avenue; Terry Holman of Hugo Reed & Associates said the rezoning would wrap an area already trending toward industrial use and that future development would generally consist of small flex or office‑warehouse lots rather than heavy industry. Supporters at the hearing stressed that general‑industrial zoning would be limited to relatively small lots and that deed restrictions could be used to prohibit outdoor display.
Commissioners expressed that the rezoning cleans up a patchwork of prior annexation zoning and aligns the parcel with surrounding industrial uses; no opposition was raised during the hearing.
